Here is the biggest problem in hiring a real estate agent to sell your house: you want to sell right now but no one wants to buy right now because your agent has not found a buyer.

Instead of promising to find a buyer, agents promise to search for a buyer, typically by placing private and public advertisements, and then hoping for a buyer.  Agents are not 100% sure that they can find a buyer.

But, it takes an average of 98 days to sell your house.  Good agents insist that you prepare your house for sale by making repairs, deep cleaning and removing clutter.  Assume that takes a minimum of two weeks.  There is also a “closing period,” usually a minimum of 30 days.

Real estate agents are expensive.  Even though you hire one agent, you will pay two commissions: to your agent and the buyer’s agent.  They typically charge 6% of the sale price.  So, if your house sells for $100,000, you pay $6,000 to the real estate agents.
